The model
We are not an agent. We are your tenant. One company, one lease and one rent date, paid every month whether the home is occupied or not.
Occupants are contractors on local projects and clients placed by relocation companies, on stays of a few weeks to a few months, with shorter stays filling the gaps. Whole house, one booking at a time. No room by room letting and no sharers.

A holiday let, a family home or an apartment that is already set up comes onto our lease as it stands.
No outlay to get it earning. Handover in as little as a week once terms are agreed.

Guaranteed rent
The same figure on the same date every month, for the whole term, whether the home is occupied or not.

No voids
Empty weeks between stays are our cost. You are paid straight through them.

No management fee, no setup fee, no finder's fee. Not to you and not to your agent.

Bills covered
Council tax, gas, electricity, water and broadband are ours for the whole term.

Maintenance covered
Day to day repairs and any damage caused by our occupants.

What stays with you
The boiler and the roof. Everything else inside the home is on us.

Handed back as taken
An inventory at the start and the end, and the home returned in the condition we took it.

The lease is signed by HTS Property Holdings Ltd, not an individual.

A fixed agreement with one company, outside the two month notice rules that now apply to standard tenancies. Breaks agreed together in heads of terms.
