Guaranteed Rent
The same agreed amount, paid into your account on the same day every month, for the full length of the lease. Whether the property is occupied, vacant, between tenants, or being refurbished — the rent doesn't change and it doesn't pause.
Typical lease length: 3 to 7 years. No deductions. No fees. No commission ever.
Full Property Management
We manage every aspect of the property. Tenant sourcing, vetting and onboarding. Cleaning between occupants. Routine maintenance and emergency repairs. Annual gas safety, EICRs, smoke and CO compliance. Council and utility liaison.
All maintenance under £500 is at our cost. Larger items are agreed transparently with you in advance.
Apartment Blocks, Houses & Cottages
Our portfolio is built around three property types and we run all three to the same standard. Apartment blocks across Manchester and the wider city centres. Family houses across Greater Manchester, Cheshire and the suburbs. Cottages and characterful homes along the Peak District fringe.
Single houses through to multi-unit apartment blocks. Cottages and Peak District holiday lets welcome.
Long-Lease Partnerships
Most arrangements run 3 to 5 years, with the option to extend. For larger or specialist properties we'll happily sign longer — up to seven. The lease is clear, fair, and reviewed by us and you (with your solicitor) before signing.
No exit penalties. Clear break clauses for both parties.
Property Returned in Better Condition
At the end of every lease the property is professionally cleaned, repainted where needed, and returned in equal or better condition than at handover. Detailed inventory at start and end. No surprises.
Photographic record kept throughout. End-of-lease report shared in full.

Day 6-7 — Handover & Rent
Keys handed over. Inventory completed and signed. The first rent payment lands in your account.
